See how a seller net sheet works
Let's dive deeper into the costs associated with a home sale. A seller net sheet brings the estimated sale price, detailed selling expenses and loan payoffs together. This fictional example shows how individual charges can affect what a given seller receives. Keep in mind that this is only one sample. Every home sale comes with its own variations in loan type, repairs, pro-rated HOA dues and taxes, and more.

How the numbers work:
$450,000.00 sales price − $39,930.00 estimated selling costs − $50,000.00 mortgage payoff = $360,070.00 estimated net proceeds.
For this illustration, the mortgage tax/certification line is calculated as $450,000 ÷ $1,000 × $1 = $450.00. Documentary stamps are calculated as $450,000 ÷ $1,000 × $1.50 = $675.00. These calculations apply the example sheet’s stated rates to the sales price; actual applicability and the amount subject to a charge depend on the transaction.
Important: This is a fictional planning example, not a quote or a typical-cost estimate. It includes a 4% seller’s commission ($18,000.00), a 3% buyer’s commission ($13,500.00), $5,000.00 for repairs and a $50,000.00 first mortgage payoff. Courier/express mail is $0.00. The commission percentages are illustrative assumptions, not required or standard rates; real estate compensation is negotiable. Other expenses shown as $0 may apply to your sale and would reduce your proceeds. Final charges, prorations and payoffs must be confirmed for your transaction.

Frequently asked questions about home sale proceeds
How much will I make if I sell my house in Tulsa?
It depends on your final sale price, loan payoffs and transaction expenses. A personalized seller net sheet estimates these items so you can see what you might receive after the sale.
Is my home equity the same as my proceeds?
Not quite. Home equity is generally the difference between your home’s value and what you owe against it. Estimated proceeds also account for applicable selling costs and other amounts paid from the sale.
Do I need to know exactly what I owe on my mortgage?
No. An approximate balance can help us prepare an initial estimate. Your lender can provide an official payoff amount when it’s needed, and the estimate can be updated.
Do I have to make repairs before selling?
Not necessarily. Some repairs may help a home appeal to buyers, while others may not be worth completing before a sale. We can discuss your home’s condition, your goals and the options that may make sense for you.
Will I owe taxes when I sell my home?
It depends on your circumstances, including how you’ve used the property and your financial situation. A tax professional can help you understand any potential tax consequences.
What if I’m buying another home?
Your estimated proceeds can help you plan for your next purchase. We can also discuss the timing of selling and buying, including options for coordinating closings.
What if I’m just exploring and not ready to sell?
That’s okay. An estimate can help you understand your options even if you’re still deciding whether or when to move.
