They provide dedicated listings and market expertise for popular areas such as Bixby, known as the Garden Spot of Oklahoma; Broken Arrow, one of Oklahoma’s largest cities; Catoosa with its Route 66 charm; Jenks along the Arkansas River; Owasso with strong growth and quality schools; Sand Springs; and Sapulpa, the Creek County seat.
By registering for Listing Alerts, Accent Realtors will send you timely emails with new Tulsa home listings that match your wish list. This gives you an edge by allowing you to act quickly and schedule showings before other buyers.
According to Accent Realtors' data, the average days on market for active Tulsa listings is around 71 to 72 days. This timeframe can vary by neighborhood, price point, and market conditions. Working with local experts helps you understand current trends and position your offer competitively.
On the Accent Realtors website, you can use a simplified mortgage payment estimator by entering the home price, interest rate, loan term, down payment, and estimated taxes and insurance. This tool helps you budget and understand your potential monthly housing costs before buying.
Selling
Accent Realtors provides a free property marketing plan that outlines how they will sell your home for the most money in the least time. They use accurate pricing based on real-time market data, professional photography and videos, MLS syndication, social media, and targeted outreach. Their negotiation expertise ensures you get the best terms and a smooth closing.
Accent Realtors recommends removing buyer objections by addressing visible issues such as leaks, broken doors, and dim lighting. Deep cleaning baseboards, vents, and bathrooms, along with neutral paint touch-ups, can improve appeal. Major renovations like kitchen remodels or window replacements are often safe to skip depending on price point and neighborhood standards.
Accent Realtors advises using a practical pricing framework that considers recent closed sales, active listings you must compete with, pending contracts as market indicators, and condition factors like updates and curb appeal. Pricing too high can reduce showings and cause longer market times. The first 7–14 days after listing are critical for pricing impact.
Accent Realtors ensures your listing stands out with professional photos, video walkthroughs, floor plans, and compelling descriptions. They distribute your listing across multiple channels including the Northeast Oklahoma MLS, their website, Zillow, Homes.com, Facebook, Instagram, YouTube shorts, and targeted email campaigns to agents, reaching buyers where they search.
While exact costs vary, typical seller expenses in Tulsa include around 6% total commission split between buyer and seller agents, title company fees depending on transaction complexity, negotiated repair credits or repairs after inspection, prorated taxes and HOA dues, and optional staging or cleaning ranging from $200 to over $2,000. Accent Realtors can provide a customized seller net sheet.
The Guaranteed Sale program ensures your property will sell within 60 days. If it doesn’t, Accent Realtors commits to purchasing your home. This program offers peace of mind and motivates aggressive marketing and pricing strategies to achieve a timely sale.
Financing
Accent Realtors outlines four key steps: (1) Get pre-approved by meeting with a lender who reviews your income, assets, and credit to determine borrowing capacity. (2) Find the best loan program with a trusted local loan officer. (3) Complete the mortgage application and processing, including appraisal and underwriting. (4) Sign final documents and close the purchase with homeowners insurance in place.
Getting pre-approved involves a lender reviewing your income, assets, debts, and credit to provide a loan amount estimate. Offers with pre-approval letters stand out to sellers, especially in competitive markets like Tulsa. It helps you shop confidently within your price range and speeds up the buying process once you find a home.
You can use Accent Realtors' mortgage payment estimator by entering the home price, loan term, interest rate, down payment, and estimated taxes, insurance, and HOA fees. This tool helps you understand your expected monthly housing costs to plan your budget effectively.
