Most sellers biggest concern in selling a home or a building is, "Will it sell?"  They don’t know whether to buy first and possibly have two mortgages or to sell first and have to find temporary housing and move twice.

The Guaranteed Sale Program solves that dilemma. The program is straight forward and fairly simple.  We list your home or commercial building on the market and if we don’t sell your home in 90 days, or your building in 180 days, I buy it myself.  If we are dealing with a 2 sided transaction, which means you are buying another property through me, I buy your current property at 95% of market value.  If we are only helping you sell and not buy another, I buy at 90% of market value.  Together we decide market value at the beginning of your listing period.  

A lot of people ask how I can do this and there are really two reasons. The first is my experience in leading the number one real estate team in N.E. Oklahoma has taught me what the market will and will not do. I understand how the market responds and know what it takes to sell a property.  The second is that we have the best marketing  and follow up plan around. We rarely have to buy a home. In fact, we have only bought 5 homes in the Guaranteed Sale program in the last 7 years. Our average time to sell a property is generally around 30 days.
